2. Nature of Our Services
- The Company provides mortgage information, comparison analysis and referral services. The Company is not a bank, an authorised financial institution or a money lender, and does not directly provide any loan;
- All approval outcomes, interest rates, loan-to-value ratios, tenors and other terms for any mortgage application are ultimately subject to the approval of the relevant bank, financial institution and the Hong Kong Mortgage Corporation Insurance Limited (HKMC);
- The Company may receive a referral fee or commission from banks or partner institutions for a successfully referred case. The Company will disclose such arrangements upon a client’s enquiry, in keeping with its principle of integrity;
- The Company is a licensed estate agent (company) in Hong Kong (Licence No.: C-105953). Estate agency services are regulated under the Estate Agents Ordinance of Hong Kong.
3. UK Mortgage Services
In respect of UK property mortgages, the Company provides free market information and preliminary consultation only, and does not provide any mortgage advice, loan arrangement or individual recommendation regulated by the UK Financial Conduct Authority (FCA). All FCA-regulated UK mortgage advice and loan arrangements are provided by independent licensed brokers. UK mortgage products are regulated under the laws of the United Kingdom; their terms and protections differ from those of Hong Kong products.
4. Limitations of the Calculators
The mortgage calculator, premium calculator, affordability calculator and other tools on this website are built on publicly available rules and reasonable assumptions (including the HKMC premium rate sheet of October 2024, DSR and stress-test guidelines). Their outputs are for preliminary reference only:
- The actual approved amount, tenor, interest rate and premium are affected by each bank’s internal policies, credit assessment and property valuation, and may differ materially from the calculated results;
- The tools may not cover all case scenarios (e.g. non-fixed income, village houses, tong lau, company-held properties and other special categories);
- Rules and premium rate sheets are revised from time to time. The Company endeavours to keep them updated but does not warrant that they are the latest version at any given moment.
5. Rate Data
The HIBOR fixings shown on this website are sourced from public data published by The Hong Kong Association of Banks (HKAB) and the Hong Kong Monetary Authority (HKMA), and are updated automatically on a fixed schedule; the Best Lending Rate (P) is based on each bank’s public announcements and is updated manually by the Company. Data may be delayed, interrupted or contain errors; all rates are subject to the relevant official sources and the bank’s final quotation. The Company accepts no liability for any loss arising from reliance on the data on this website.

This website may contain links to third-party websites (such as HKMC, HKAB and bank websites). The content of those websites is provided by third parties, and the Company accepts no responsibility for their accuracy or availability.
