▸ Do I pay you anything?
No. You pay no fee to Mortgageology or to Cybernetics. This is stated in clause 1 of the customer declaration on the referral form you would sign.
▸ Then how are you paid?
Once you accept and draw down a bank loan, the bank pays a referral fee to the referring party, calculated on the loan amount. This is stated in clause 4 of the same declaration, so it is disclosed to you before you sign anything.
▸ Who is Cybernetics, and why is that name on the form?
Cybernetics Property Mortgage Ltd and Cybernetics 1 Ltd are a Hong Kong mortgage referral platform. Mortgageology is a member (membership no. 4050). Several Hong Kong banks only accept referrals registered and stamped through such a platform, so your case is registered with Cybernetics and both company names appear on the form.
▸ Who will my personal data be passed to?
The information on the referral form goes to Cybernetics for registration, and to the banks you nominate or agree to, for the purpose of the mortgage application. It is not used for anything else. Our privacy policy sets this out in full.
▸ Does the referral fee affect my interest rate?
No. The referral fee is paid by the bank and is separate from your mortgage pricing — it is not added to your repayments. The cash rebate the bank gives you and the referral fee it pays us are two independent amounts.
▸ Will anyone contact me to verify the referral?
Yes, and it is routine. Cybernetics administrative staff will call to confirm your signature on the referral form. The bank may also contact you during assessment, or after drawdown, to confirm you were referred through us. Neither is a sales call.
